Special Highlight: Pine Grove Parcel A Site


The Pine Grove estate is poised to be transformed with more housing set to be introduced in this tranquil residential enclave. The Pine Grove Parcel A site is the first of two new residential plots in the Pandan Valley locality that will inject more buzz to this estate. The land parcel – which can yield about 520 dwelling units – is situated along Ulu Pandan Road and has a site area of 22,534.7 sq m and a maximum gross floor area (GFA) of 47,323 sq m.

Sitting adjacent to this site is a reserve list Government Land Sales – Pine Grove (Parcel B) – which will yield 565 units. In total, these two sites will add more than 1,085 new homes to the area, injecting a new lease of life to the neighbourhood.


United Venture Development (No. 5) Pte. Ltd. – a 80:20 joint venture between UOL Group and Singapore Land Group (SingLand) – has placed the top bid for the plot in June 2022. Its bid of $617.5 million for the site works out to a land rate of $1,318 per square foot per plot ratio (psf ppr). As there have not been many private residential launches in the area in recent years, this site should spark interest among buyers who are looking for a home situated in the city fringe.

The Pine Grove estate is an established private residential area that is charming in its tranquillity – offering a peaceful living environment to its residents. The project is situated off Bukit Timah and Holland Village which comprise mostly of older, sprawling medium-density condominium estates. Residents of this future development will enjoy convenient access to places of nature at the Clementi Forest and Dover Forest, as well as the Bukit Timah nature reserve via various trails and the Ulu Pandan park connector.



There are several green recreation spaces within the vicinity that will appeal to nature lovers and fitness junkies. Future residents of the new Pine Grove Parcel A development will not need to venture far for their daily necessities as they may take a short walk to the Sunset Way neighbourhood centre for several F&B options as well as a supermarket. For other amenities, residents may visit the bustling Clementi town centre which consists of the Clementi Hawker Centre and Wet Market, Clementi Polyclinic as well as Clementi Mall and Grantral Mall. Residents may also take a short bus ride to Holland Village, a vibrant commercial enclave which is home to a number of cafes, restaurants and bars.


The site is also near to a number of well-established schools, such as Pei Tong Primary School, Henry Park Primary School and School of Science and Technology, which will appeal to families with school-going children.

Residents of the future Pine Grove Parcel A development are well served by a number of bus services that will link them up to several key transport nodes and amenities. For instance, the Dover MRT station, Clementi MRT station, and Holland MRT station are a short bus ride from the new project. Residents can commute to the city in about 20 mins via the Dover and Clementi MRT stations on the East-West Line.


While Holland MRT station on the Circle Line will connect residents to other parts of the central region such as the Botanic Gardens, one-north research and business park, and several retail offerings at the Harbourfront area. Meanwhile, residents who drive will enjoy seamless connectivity to other parts of Singapore via Clementi Road, which links up to the Ayer-Rajar Expressway (AYE) and Pan Island Express Way (PIE).
